Today, getting approval again is simpler. The revised Portuguese urban planning and building law (RJUE, Decree-Law 108/2026), in force since 1 October 2026, shortened deadlines and provides for tacit approval of the architectural project when the municipality does not decide in time. The law allows the documents of an expired process to be reused in a new application filed within 18 months of expiry — in this case, until January 2027 (art. 72 RJUE). And on plots in a development whose permit sets the building parameters, construction can proceed by prior notice, without a licence.
