Our partners assess your financial profile, compare terms across multiple banks and negotiate the best rates and spreads on your behalf — saving you time, paperwork and, in most cases, money.

The credit intermediation service is free of charge for the buyer. The intermediary's fee is paid by the bank that grants the loan.

The process

How it works


1. Financial profile assessment

A review of your borrowing capacity, debt-to-income ratio and the documentation you will need.

2. Comparing bank offers

The intermediary requests simulations from multiple banks and presents you with the best terms on spread, loan term and associated products.

3. Bank pre-approval

Your file is submitted to the bank with the most advantageous offer, giving you a clear indication of how much you can borrow.

4. Property valuation

The bank appoints a surveyor to value the property you intend to buy.

5. Final approval and terms

Confirmation of the definitive financing terms, including the rate, the loan term and the mandatory insurance.

6. Deed

Support through to the signing of the loan agreement and the deed of purchase and sale.

Documentation

What you need to apply for a mortgage in Portugal


Personal documents

  • Valid identification (citizen card or passport)
  • Portuguese tax number (NIF)
  • Proof of address
  • Most recent personal income tax return (IRS) and tax assessment notice
  • Last 3 payslips (for employees) or most recent corporate tax return (IRC) / IES filing (for business owners)
  • Bank statements covering the last 3 to 6 months
  • Proof of employment issued by your employer
  • Banco de Portugal credit liabilities report (Central Credit Register)

Property documents

  • Up-to-date urban property tax record (Caderneta Predial Urbana, CPU)
  • Permanent land registry certificate
  • Use licence
  • Housing technical datasheet (where applicable)
  • Promissory contract of purchase and sale (CPCV), if already signed

For international buyers, additionally

  • Portuguese tax number (NIF) — mandatory; residents outside the EU/EEA may need to appoint a fiscal representative
  • A bank account in Portugal
  • Proof of income in your country of origin (with a certified translation where required)
